More Buy-To-Let Landlords Selling Up
The number of residential landlords selling their properties is at a three year high, as many try to cash in their properties at the height of the market, according the Royal Institution of Chartered Surveyors.
Landlords are also deserting the market due to a significant drop in the yields on flats as that area of the market suffers from over-supply, concerns on interest rates, and restrictions on lending from cautious financial institutions. Despite the fact that capital gains tax on properties will be reduced next April, a significant number are selling now, perhaps pre-empting the big sell-off next spring.
The RICS revealed that the number of new landlord instructions dipped 19% in the three months ending in October. Instructions are regarded as an indication of the strength of the buy-to-let market and some experts believe that its demise could significantly impact on the overall housing market, exacerbating existing problems.
The latest Lettings Survey shows an increase in the percentage of landlords selling properties when tenants’ leases expire, up to 6.5% from 6.1%, the third consecutive quarterly increase and it now stands at the highest level since January 2005. RICS housing spokesman Jeremy Leaf believed that current economic uncertainty and a more cautious approach from lenders were factors in dissuading would-be investors.
Many buy-to-let mortgages were immediately withdrawn after the collapse of the sub-prime market in the USA, and since the near failure of the Northern Rock, UK mortgages in every sector including residential properties have been harder to obtain as banks and building societies have significantly tightened their lending criteria.
When the buy-to-let mortgage was first launched in 1996, only 20,000 were taken out but according to the Council of Mortgage lenders (CML) this figure rose to 990,000 in September 2007, with the amount advanced totalling £116billion.
But, as lenders get more cautious so the average deposit required has risen significantly. In November 2007 the average deposit for buy-to-let mortgages was 30% compared to a standard 8% only five years ago. Another major requirement of many lenders in the buy-to-let market is that rents are at least 125% of the monthly mortgage payment.
So, due to the reduction in borrowers willing to lend, would be buy-to-let investors are unable to compare mortgages as favourably as they could in recent years. As a result many have turned away from the market considering the potential risks too great, or because they are simply unable to afford it.

The Sad Truth About Silicone Injections
Silicone is derived from silicon, a semi-metallic or metal-like element that in nature combines with oxygen to form silicon dioxide, or silica. Beach sand, crystals, and quartz are silica; in fact, silica is the most common substance on earth. Heating silica with carbon at a high temperature can produce silicon. Further processing can convert the silicon into a long chemical chain, or polymer, called silicone - which can be a liquid, gel, or rubbery substance.
Various silicones are used in lubricants and oils, as well as in silicone rubber. Silicone can be found in many common household items, such as polishes, suntan and hand lotion, antiperspirants, soaps, processed foods, waterproof coatings, and chewing gum. The FDA has approved many medical devices made of silicone, including replacement heart valves, and now the re-entry of silicone gel-filled breast implants. Solid silicone implants are commonly used for chin and malar augmentation, and have been used in nasal, chest, and calf augmentation, as well as in joint replacement and tendon reconstruction
Liquid silicone was developed in 1963 and used for augmentation of the breast and face prior to the development of a purer grade of injectable silicone, which was available for investigational purposes. This new formulation was in the process of being considered as an investigational new drug by Dow-Corning in 1976, when the accumulation of reported adverse effects, including inflammation, induration, discoloration, ulceration, migration, and silicone granuloma formation led Dow-Corning to withdraw its application. Liquid silicone is not Food and Drug Administration (FDA) approved and its use should be condemned.
The FDA warns that they have not approved “the marketing of liquid silicone for injection for any cosmetic purpose, including the treatment of facial defects or wrinkles, or enlarging the breasts.”
In the Philippines, sad to say, liquid silicone injection is still rampant. It can be found in the black market, as well as salons using non-medical and medical grade silicone intended for lubrication of surgical instruments. Medical grade silicone does not mean that it is intended for human injection. Horror stories are abound with the injection of silicone oils. Most of the people who inject it will say that it is a form of collagen. Beware. Collagen injections are very expensive as compared to silicone injections which will cost under USD200 for a noselift. Some patients even fall victim to silicone injections as alternatives to breast augmentation with implants.
Effects of silicone injection are well-documented. Displacement due to gravity, inflammation, and discoloration of surrounding tissues, and granuloma formation, and infection of the recipient area are the most common complications reported. Foreign-body-type silicoma can even occur up to 11 years after implantation, even with highly refined, medicalgrade silicone and microdroplets.
There is difficulty of conducting long-term follow-up with patients who present with these complications, because of the underground nature of the practice. It is the author’s wish that by making the public and the medical community aware of the symptoms and severe consequences of illegal silicone use, mortality risks and patient outcomes from this clandestine practice will improve. The safety and well-being of the patient should be the plastic surgeon’s primary concern. Illicit practices such as these has no room in the field of plastic surgery. Always ask for the qualifications of your chosen surgeon.

You always hear companies and agents say they are “Full Service” Realtors. Unfortunately, there are too many agencies calling themselves “Full Service” and not living up to their clients’ expectations. So, what should you expect from your “Full Service” agent? In addition to your personal expectations, here are some aspects you should require before choosing who you do business with:
Education-
Before entrusting someone to fulfill your real estate needs, you want to ensure you are selecting an agent who is dedicated to continually educating themselves about their industry and the current market. Unfortunately, obtaining a real estate license isn’t the most difficult of things to do. There are too many agents in this industry who skate by with the minimal continuing education courses required to keep their license. A “Full Service” agent should continuously be educating themselves and staying on top of current market trends. Ask your agent how often they update themselves on new market data. If their answer is anything other than daily (or at least weekly), move onto another agent.
Communication-
One of the biggest complaints from both buyers and sellers is the lack of communication from their agents on even a basic level. You should be receiving some form of contact from your agent every week. Even if it’s a simple email to tell you that there hasn’t been any new activity on your property. What’s worse is when agents fail to return clients phone calls and emails in a timely fashion. If your “Full Service” agent doesn’t determine your preferred method of contact and doesn’t have a steady system for keeping in contact with you, you should question if they are providing you with “Full Service.”
Company Image-
There are several fly by night companies out there that try and pass as “Full Service” agencies. The company you choose should have guidelines in place that require a level of professionalism and dedication from all their agents. There are many companies (including well known chains) that will take on any agent who comes through the door. Find out how extensive of an interview process the companies you’re deciding on have, and do they retain the cream of the crop in your market.
Long term-
Study shows that 50% of all licensees are gone within a year, and that 80% leave the industry by their second year. Of the 20% who remain, many still lack the work ethic and devotion it takes to survive in a down market. As a result, many agents will put their license on ice until the market rebounds. Within the last two month we’ve seen a large increase of agents coming back into the market that originally changed their license to inactive over the last couple of years. So even if the agent you’re speaking with has several year of experience, find out what amount of it was spent with an inactive license. You’ll find only a handful of agents have what it takes to be to deliver results to their clients no matter what the market conditions are.
Systematic-
Every agent you speak to will tell you they can do the job you’re looking for. But do they have a system in place to actually deliver? You want to make sure your agent has a system in place to ensure that your needs will, (not might) be met. Studies show that less than 20% of agents have even developed a process for their original interview, let alone for an entire transaction. During your initial interview process, a “Full Service” agent should be able to provide a step by step agenda which will prove to you without a doubt that they are able to fulfill your needs.
